With buyer demand at record levels, we are experiencing one of the most competitive markets we have ever seen here in Central Ohio. Many buyers understand the benefits of homeownership but are unsure if buying a home is the right thing to do given our current unusual circumstances. Rising home prices, investor activity, and multiple offers, are all factors causing increased concern regarding affordability. This is a legitimate concern, but contrary to popular belief, home affordability is currently at levels comparable to the years in which distressed properties dominated the market (2009-2015).

We cannot stress enough the importance of seeking the advice from a trusted real estate professional in today’s market. So, is now a really good time to sell? This is truly a loaded question and my answer to you would be, maybe! Look, we all know how competitive the market conditions are right now but knowing if it’s the right time to sell shouldn’t be a decision made solely on the value of your home. There are so many factors and nuances with selling your home and each situation calls for evaluating your options and discerning what’s best for you and your family.

For many, it is a great time to sell. But my concern is the lack of knowledge and understanding about what happens next. Exploring your options and mapping out the process deserves more time and consideration than it’s getting. Just like buyers navigating the market, it is important for sellers to seek a trusted and knowledgeable Realtor when considering a move.
